Renters’ Rights Act 2025: What It Means for Students in Sheffield & Preston

If you’re planning to live in student accommodation in Sheffield or Preston in 2026 and beyond, there’s an important update that could affect how your tenancy works.

The Renters’ Rights Act 2025, expected to come into force from May 2026, introduces major changes to renting in England, giving tenants more protection, clearer rights, and greater flexibility.

If you’re staying at Nurtur House Sheffield or Canterbury Hall Preston, here’s what you actually need to know – without the jargon.

What is the Renters’ Rights Act?

The Renters’ Rights Act is a government reform designed to improve renting across England. It focuses on:

  • Stronger tenant protections
  • More flexible tenancy structures
  • Greater transparency around rent and contracts

These changes apply across the private rental sector, including most student accommodation. Some private purpose-built accommodation, like Nurtur House and Canterbury Hall, are not affected by all of these changes.

Choosing professionally managed student accommodation from Nurtur Student Living means you’ll be in an environment already designed around student needs.

Key changes, and what they mean for students.

1. No more “no-fault” evictions

Landlords will no longer be able to ask tenants to leave without a valid legal reason. However, your contract still includes reasons such as rent arrears or anti-social behaviour. Our expectation is that all residents act within our value of respect.

2. Flexible tenancies

For the private rental market, the Act replaces traditional fixed-term contracts with periodic (rolling) tenancies.
Student accommodation is still structured around the academic year with fixed terms of 48 or 51 weeks. Contracts and pricing at Nurtur Student Living align with term dates. However, the change gives you more flexibility. You may be able to stay longer without needing a new contract, for example, in summer or after graduation, if there’s availability.

3. Ending your tenancy (notice periods)

Under the new system, tenants are expected to be able to give around two months’ notice to leave.
Your specific tenancy agreement with Nurtur Student Living still matters. We may have processes, conditions, or financial implications associated with leaving early, so always check the details before making decisions. This is especially important if you have a guarantor. Get in touch with the Team if you are thinking of changing your plans, and we can help explain what this means for you.

4. Rent increases are limited to once per year

Rent increases must follow a formal process, which gives you more predictable costs.
Our rent is all-inclusive, covering utilities, WiFi, and access to purpose-built, modern buildings designed specifically for student living. Each resident enjoys their own private studio, alongside shared social areas, an on-site gym, laundry facilities, and regular resident events.

What do students need to do?

You don’t need to take any immediate action. Your tenancy agreement still lays out exactly what the terms of your accommodation are.

Here are some tips:

  • Read your tenancy agreement carefully before signing, so that you’re aware of your responsibilities.
  • Speak to the Team if your plans change.
  • Be aware of how changes to your plans will impact a guarantor.
